Land Use and Shelter Capacity

Land use concerns address compatible activity. Shelter capacity concerns the three-dimensional potential of  land to shelter activity -- and the implications of the options available.

All habitable buildings fall into one of six classification categories and may be occupied by any permitted activity as I’ve mentioned in many essays. The range of gross building area potential for each category is a function of the buildable land area available, excluding future expansion area, and the design specification values entered and mathematically correlated in its forecast model. When gross building area predictions or measurements in square feet are divided by the buildable acres occupied or planned, the result is a land utilization rate referred to as shelter capacity in square feet per buildable acre occupied. It can become a useful measurement for knowledge accumulation, evaluation, and leadership guidance because informed land utilization is key to our survival.

Site planning quantities entered in the design specification template of a building design category forecast model enable the calculation of gross building area options for a given buildable land area. These are the quantity decisions that combine to determine the project’s shelter capacity for activity and its intensity, revenue, investment, and context implications. They must begin to occur within a Built Domain limited to prevent consumption of its source of life, the Natural Domain.

The design specification topics in a building design category forecast model define the building under study on the land area given. For instance, the shaded values in Table 1 could be considered project measurements instead of design options for the G1 Building Design Category. When design specification values represent measurements of an existing shelter project, the planning forecast and design implication calculations in Table 1 indicate its place in a spectrum of possibilities that range from excessive sprawl to excessive intensity. They do not indicate the success of its internal functions or external appearance. They permit the measurement and evaluation of its presence and potential on a given land area, and its contribution to larger urban design areas. An evaluation of these measurements and their project success can lead to invaluable knowledge of the parameters needed for future urban design leadership and financial stability.

FURTHER INFORMATION

The intention is to make a leadership language that can reach a defined objective available to all interested public and private shelter planning and design interests.
